Our Process

Stanwick Dunham is a full service home builder serving the areas in and around Charlotte, NC. We are a small firm dedicated to providing the best possible building experience and finished product on the market. We firmly believe that having the right people in the right positions makes for more successful, fun and satisfying projects for all involved. We are small firm and that’s intentional. No two projects are alike and we believe in the value of staying small enough to give every project the attention and focus required for success.

 

Let’s Meet

It all begins with introduction. We’d love to sit down over a cup of coffee and have the opportunity to get to know each other. We often joke that building or renovating a house can feel like a short term marriage between our clients and us - but there’s some truth to that. No project is perfect and it’s good to acknowledge that there will be some inevitable “bumps” in the road. A good fit relationally between builder and homeowner is invaluable.

 

Financial Management and Reporting

This is Charlotte’s arena. Your specific Project Manager is directly responsible for managing the budget, approving invoices and creating change orders however Charlotte is pulling all monthly reports and creating your monthly progress invoice. We utilize a powerful web based construction management software called Pro-Core. Everything goes through Pro-Core, from preliminary estimating to weekly construction reports to final billing and punch list, Pro-Core is the home base of your project.

Project Pricing

Once we’ve decided that we like each other well enough to keep the conversation going we can move to the next step of providing some preliminary budgets for the project. This is critical step in the process as it helps to lay out some general expectations as far as cost and scope of the project. These preliminary budgets help both homeowner and architect/designer dial in to a final project scope and avoid any huge surprises when it comes to construction cost. The end goal is that when a final construction set of drawings are issued we are tweaking and refining numbers and not starting from scratch.

 

Punch List

Our punch list process is simple. We create our initial punch list before the end of the project to catch all minor issues. We then schedule a punch list walk-thru with the architect/designer, homeowner and ourselves to formalize a final list. Once the formal punch list is created we assign target completion dates for each item specifically and once all items are complete final payment is due.

Construction

At the beginning of construction, the design should be complete and all selections should be made. It is critical that we have as much information as possible by this point so we can move as efficiently as possible through the build. Although you will inevitably get to know all of us during this process you will have one main point of contact throughout the project. That Project Manager’s role is to keep you updated and informed throughout the build - this is accomplished through bi-weekly site meetings along with our web based construction management software Pro-Core

 

Warranty

Our warranty is active once final payment has been made and includes 2-years on all workmanship. Our product warranty is per product and we will help facilitate the warranties for these products.
